A fresh and modern, independent venue for events, workshops, small parties, gender reveals, baby showers, meetings, rehearsals, product launches, pop-up shops, therapies.... or please ask!
Set over two floors, with a self-catering kitchen, you’ll get the whole of The Living Room Place to have your event your way.
Around 70sqm (750sqft) floor area in all. You’ll hire the whole venue exclusively on a dry-hire basis.

Lower studio: about 35sqm
Shop display window: 5m on to street.

Facilities and equipment
• Kitchen: oven; hob; kettle; sink; fridge and dishwasher • 5 tables (can be collapsed and moved out of the way) • 30 folding chairs • 2 sofas • Storage for long-term users • Projector available for hire • Flipchart (free, bring your own paper and pens) • Hooks to hang decoration items and pictures from the wall tracks • Baby gate at the top of the stairs • Wifi (free)
Food and drinks
Bring or arrange your own food and drinks as you like at no extra charge. There is a kitchen with a hob, oven, microwave, fridge and kettle. There are a few coffee mugs and some plates, but for any kind of catering or celebrations you’ll need to bring whatever you will need.
Music and sound equipment
Bring your own music speakers, there are none at the venue. Music must be at a reasonable volume at all times to avoid disturbing our neighbours. We have a noise limit of 11/11.30pm, when music and loudspeakers, etc must stop.
Decorating
Decorate as you like! Bring your own lights, disco balls, bunting and balloons. Please only hang things from the picture track, NO BLUE TACK OR INVISIBLE TACK please! Do not mark or stick things on the walls. Please don't use glitter as you will find it is a pain to clean!
Access
The ground floor opens on to the street, and there is a folding ramp kept inside for disabled access over the (low) front door step. The accessible lavatory is on the ground floor. The lower studio / kitchen area floor is accessed by stairs only.

Remember to include your set-up and clearing times in your booking.
You’ll also pay a refundable deposit Bond. It is refunded a few days after your event, should our conditions be met.
Rules, terms and conditions

Booking

Minimum hire period is 1.5 hours daytime, or 2.5 hours evenings and weekends.

Late bookings must end (after clearing and tidying) by midnight at the latest.

Bookings depend on availability and are first come first served.

To book, send us an enquiry or booking request. We will reply accepting the booking or not. We will send you an invoice.

Bond deposit

£300 for a party or £150 for small events/meetings.

Your bond will be returned by bank transfer after your event, assuming all goes well.

Cleaning
-
As a small self-managed venue, before you depart, we require:

General Cleaning - Clean the venue, so it is left tidy, free from debris, with any furniture back in its original position. Floors washed as necessary to be clean and non-sticky for the next user. Cleaning equipment provided.

Waste Disposal - Remove / take home all rubbish generated during your event.

Noise and nuisance

We have near neighbours and local residents, although there is a pub with outdoor space not far away. But please, no unreasonable noise or disturbances at any time.

Music must be off after 11.30pm.

Cancelation policy

Fewer than 7 days: 100% venue hire charged

7-14 days: 50% venue hire charged

14-30 days: 10% venue hire charged

Insurance
-
We have Property Owner’s Liability Insurance including third party injury and property damage. Public Liability Insurance also covers third party injury and property damage, and we expect individuals who are using our commercial space to have their own Public Liability Insurance. For example, if a yoga teacher was to leave a matt on the floor and somebody fell and was injured, then this would be the yoga teacher’s negligence. When you hire our premises, please note it is your responsibility to have sufficient Public Liability Insurance in place for your own needs.
